Portage Ave window caulking — done right for our winters

Cracked, gapped or missing caulking around a window lets water and air in. We re-caulk the exterior and interior joints to seal out moisture and drafts.

  • Every opening measured on-site
  • Full air-seal on every unit
  • Written frame + sealed-glass warranty
Windows Winnipeg — Window Caulking

Why it matters

Seal the gaps around the frame

Caulking is the weather seal between the window frame and the surrounding wall — the flexible bead that keeps water and cold air from getting in around the outside of the unit. It takes a beating from our climate, and when it cracks, shrinks or pulls away from the frame, wind-driven rain and cold air find the gap. Left alone, water getting behind the frame can rot the sill and the wall, so failed caulking is more than a cosmetic issue.

Fresh caulking protects both the opening and the frame, and it is a quick, low-cost job that pays for itself by keeping moisture out of the wall.

We remove the old, failed sealant and apply new, so the joint actually seals again.

Common questions

Window Caulking questions answered

How often to re-caulk, drafts and water damage.

Exterior caulking typically lasts several years, but our freeze-thaw cycles and summer sun are hard on it, so it eventually shrinks, hardens and cracks away from the frame. Rather than a fixed schedule, the rule is to re-caulk when you can see gaps, cracks or sealant pulling away from the window, or when you feel a draft or find water near the frame. A quick look each spring and fall catches it early. Re-caulking when the seal first fails is far cheaper than repairing the water damage a neglected gap can cause.
Yes — a surprising amount of window draft comes not through the sash but through gaps in the frame-to-wall joint where the caulking has failed, and sealing that joint stops the air and water infiltration around the outside of the window. It works hand in hand with interior weatherstripping, which seals the moving sash: caulking seals the fixed perimeter, weatherstripping seals the part that opens. Together they close the two main paths cold air takes around a window. We can check and address both at the visit.
Yes — this is why caulking matters beyond comfort. When the frame-to-wall seal fails, water can get behind the window frame and into the wall, where over time it rots the sill, the framing and the interior finishes, and can feed mould. That hidden damage is far more expensive to fix than the caulking that would have prevented it. Keeping the exterior joint sealed is cheap insurance for the opening and the wall around it. If water has already been getting in, we will check for damage and let you know what we find.
Exterior caulking seals the frame to the wall against water and wind; interior beads finish and air-seal inside. We advise and do whichever your window needs.
