Why does my window sash stick?

Usually one of a few things: the wood has swollen with humidity, layers of old paint have built up in the track, the balances have worn so the sash sits crooked, or the sash itself has dropped or racked out of square. Each has a different fix, so we diagnose the actual cause rather than just planing the sash down, which can leave a gap and a draft. Once we correct the real problem — freeing the track, adjusting or replacing balances, or squaring the sash — the window opens and closes smoothly again and still seals tight.

Can a cracked sash be repaired?

Often, yes. Minor splits, loose joints or localized damage can frequently be repaired — re-glued, re-pinned or reinforced — to bring the sash back to solid, square condition. A badly damaged or rotted sash can be rebuilt or, on many windows, replaced as just the sash while keeping the existing frame and glass. We assess the extent of the damage at the visit and tell you honestly whether a repair will hold or whether a rebuild or sash replacement is the better long-term value, then quote before any work.

Will fixing the sash stop the draft?

Often, yes — a dropped or ill-fitting sash is a very common source of window drafts, because if the sash does not close evenly against the frame, the weatherstripping cannot make full contact and cold air slips through the gap. Bringing the sash back to true so it presses tight into the seal all the way around frequently cures the draft on its own, and pairing that with fresh weatherstripping seals it completely. We check the fit and the seal together so we solve the draft at its source.

Can you fix a sash that has dropped out of square?

Yes — we re-align or rebuild the sash and correct the balances so it sits square, opens smoothly and closes tight against the seal again.

Is sash repair cheaper than a new window?
