Osborne Village grew up as part of Fort Rouge, which joined Winnipeg in 1882. From the 1950s to the 1980s, dozens of apartment towers went up, and it became the densest neighbourhood in the city. Along Roslyn, almost every home is in a building of five storeys or more.

Balcony and patio doors: rollers, locks, fogged glass
The balcony door is the hardest-working piece of glass in most suites.
- Rollers and track: A door that grinds or needs two hands usually has worn rollers or a dented track. Rollers can often be replaced without taking the frame out.
- Locks and handles: A latch that won't catch is usually replaced as a part.
- Fogged glass panel: Fog between the panes means the seal has failed. The glass unit can often be replaced in the existing door frame.
- Balcony screens: Torn or bent screens can be rescreened or remade to size.
Ice at the bottom of the balcony door
In a cold snap, frost along the bottom of a balcony door is usually condensation from the suite, not a failed seal. The sill and the lower edge of the glass are the coldest part of the door, and warm, moist indoor air finds them first.

Does the Efficiency Manitoba rebate cover condo or apartment windows?
Apartments are on the program's list of exclusions, so suite windows in an apartment building generally won't qualify. The rebate is run by Efficiency Manitoba, not Manitoba Hydro, and its rules change from time to time, so check the program page for your building type. A new sealed unit on its own doesn't qualify in any home.
Why does ice build up at the bottom of my balcony door?
Because it's the coldest spot. Warm, moist air from the suite meets the sill and the lower glass and freezes there in a cold snap. It's usually condensation, not a broken seal. Lower the indoor humidity and let heat reach the door. If it keeps coming back, have a pro check the weatherstrip.
