A mid-century planned community
Garden City was announced in 1951 as a planned postwar community, and building began in 1955. Most of the houses went up in the mid-century modern style, on streets named for flowers, and the area belonged to the City of West Kildonan until the 1972 amalgamation.
The City's census tables show that nearly every home here was built before 1981, and most are lived in by their owners. If your windows were changed in the 1990s or 2000s, those sealed units are at the age where fog tends to appear. If they're original, the frames deserve a closer look than the glass.
Picture windows and sliders: what fails and what can be fixed
None of these automatically means a new window.
- Foggy picture window: A wide pane gone milky usually needs a new sealed unit made to size, not a new frame.
- Sliders that stick or leak air: Worn rollers, tired weatherstrip and bent tracks can often be fixed in the existing frame. If the frame is failing, a new slider or a casement is next.
- Cracked or broken glass: One cracked pane, from hail or a stray ball, can usually be replaced on its own.
- A whole new window: When the frame is soft, the sash won't close tight or several units are going at once, replacement is the honest answer.
Hail and wind damage repairs
If a storm breaks glass, go in this order. Keep people and pets clear of the pieces. Photograph the window inside and out before anything moves. Cover the opening with plywood or heavy plastic, or ask for a board-up. Then get the proper glass measured and made.

Why hail damage can show up months later
Not every hail strike breaks the glass. A hit near the edge of a sealed unit can chip the pane or stress the seal without cracking it. The window looks fine in September. By the next cold snap, a faint haze appears between the panes and won't wipe off.
If your street was hit in 2023, walk around the house and look for chipped glass corners, dented frames and torn screens. Storm-day photos help tie the damage to the date.
Updating windows without losing the mid-century look
A replacement doesn't have to mean chunky frames and busy grilles. Tell the pro what to keep: the long horizontal lines, the big fixed pane, slim frames, the colour. Ask to see a corner sample, since frame width changes the look most. Sliders can often become casements, which close against their weatherstrip instead of sliding past it.

Garden City window questions
Can a big Garden City picture window get a new sealed unit?
Usually, yes. A large fixed pane is a routine sealed-unit job. If the frame is solid and the window closes properly around the glass, the pro measures the opening and has a new unit made to size. Size, glass type and how the unit is held in drive the quote, and a very large unit may need two people to bring it in.
Can old sliders be swapped for casements?
Often, yes. The opening stays the same size, so it remains a same-size replacement, which the City lists among projects that don't need a building permit. Ask how the crank and sash will sit against your trim, and whether the new frame profile changes the look you're used to.
Hail cracked my window. What should I do first?
Make the area safe, then photograph it before you tape or cover anything: close-ups of the crack and wide shots of the whole wall. Tape or plastic will do if the glass is holding; board the opening if it isn't. Then send the photos and we'll connect you with a pro who handles storm-damaged glass.
Can hail damage window seals even if the glass didn't break?
It can. A strike near the edge can stress the seal without cracking the pane. The usual sign is fog between the panes that appears weeks or months later, often once the weather turns cold. If that happens on a window that faced the storm, mention the storm date in your request so the pro checks the edges of the unit.
